Choosing a contractor in the DMV: what to verify first

Hiring a contractor across the DC, Maryland and Virginia area means dealing with three different regulatory regimes, often within a ten-mile radius. Before comparing prices, verify the basics.

Licence and registration

Each jurisdiction maintains its own contractor licensing and registration system, and trades such as electrical and plumbing carry separate credentials from general contracting. Ask for the licence number and check it against the issuing jurisdiction's public register — not against a logo on a truck.

Insurance

Request the certificate of insurance directly, and confirm both general liability and workers' compensation are current. If a worker is injured on an uninsured job, the exposure can reach the homeowner.

Permits

Ask explicitly who pulls the permit and who schedules inspection. Panel upgrades, structural work, decks and many retaining walls typically require one. A contractor who suggests skipping the permit to save time is telling you something important.

Written scope

The estimate should name materials by product and specification, not just "pavers" or "paint". It should state the base preparation depth for hardscape, the number of coats for painting, and how change orders are priced.

Three comparable bids

Comparable means the same scope and materials. The cheapest bid is often the one that left out excavation, disposal, or the permit fee.

Check the online trail

Look for a real website, consistent contact details, recent reviews that mention your city, and photos of finished work. A business that is hard to verify online is harder to hold accountable later.
